FEES TO TENANTS/PROSPECTIVE TENANTS:


BEFORE YOU MOVE IN

1. Referencing Fee up to 2 tenants (identity, immigration and Visa confirmation, financial, credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) 

:£180.00 inclusive of VAT

Authorised Occupiers (18 and over) Right to Rent Verify Check: £60.00 inclusive of VAT

Arranging the Initial Tenancy: £150.00 inclusive of VAT

2. Guarantor Fee:

Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement £60.00 inclusive of VAT

3. Permitted Occupier Fee:

Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as the provision of documentary guidance and assistance during the Tenancy  £30.00 inclusive of VAT

4. Tenant's Additional Fee:

Arranging the Tenancy Agreement. £150.00 inclusive of VAT

5. Pet Deposit:                           

To cover the added risk of property damage.  This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the Tenancy. Returnable additional Security Deposit:         £100.00

Amendment Fee

Contract negotiation, amending terms and updating your Tenancy Agreement during your Tenancy £60.00 inclusive of VAT

Renewal Fee

Contract negotiation, amending and updating terms and arranging a further tenancy and agreement £90.00 inclusive of VAT

ENDING YOUR TENANCY

Attending the property to undertake an updated Schedule of Condition based on the original Inventory and negotiating the repayment of the security deposit NIL

Future Landlord Referencing Fees

Collating information and preparing a reference for a future landlord or letting agent NIL

OTHER FEES AND CHARGES

Lost security items

Obtaining necessary permissions, sourcing providers and travel costs NIL

Out of Hours Service

Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the preparing rate NIL

Unpaid Rent/Returning payments: interest  at 4% above  the  Base  Rate of National Westminster Bank plc

Professional Cleaning (if required)     

Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy and if a clause is included in the Tenancy due to a Pet being allowed. £150.00

FEES TO LANDLORDS

 

ADDITIONAL NON OPTIONAL FEES AND CHARGES (IRRESPECTIVE OF THE LEVEL OF SERVICE)

FULLY MANAGED

INCLUDES:

Renewal Fees - Contract negotiation, amending and updating terms and arranging a further tenancy agreement - £90.00 inc VAT
Additional property visits - £60.00 inclusive of VAT
Re-Letting Fee - £192.00 inclusive of VAT
Commission charged monthly – 10% Inclusive of VAT without rent and legal warranty or 15% inclusive of VAT with rent and legal protection warranty – Further details on request.

Example:

At 12% - Monthly rent of £600pcm the fee would be £72.00 inclusive of VAT

At 15% - Monthly rent of £600pcm the fee would be £90 inclusive of VAT

SET UP FEES

  • Initial tenants Fee - £330.00 inclusive of VAT (Non furnished) £450.00 inclusive VAT (Furnished) – Set up fee includes:
  • Agree the market rent and find a tenant in accordance with the landlords guidelines
  • Advice on refurbishment
  • Provide guidance on compliance with stator provisions and letting consents
  • Carry out accompanied viewings
  • Market the property and advertise on relevant portals
  • Erect boards outside the property in accordance with Town and Country Planning Act 1990
  • Advise on non resident tax status and HMRC (If relevant)
  • Prepare an Assured shorthold tenancy agreement
  • Prepare inventory
  • Register deposit with Custodial based scheme
  • Collect and remit the monthly rent received
  • Pursue non payment of rent and provide advice on rent arrears action
  • Deduct commission and other works,
  • Advise all relevant utility providers of changes
  • Undertake two inspections per annum and advise landlord of the outcome
  • Arrange routine repairs and instruct approved contractors with landlords consent

  • Agree the market rent and find a tenant in accordance with the landlords guidelines
  • Advice on refurbishment
  • Provide guidance on compliance with stator provisions and letting consents
  • Carry out accompanied viewings
  • Market the property and advertise on relevant portals
  • Erect boards outside the property in accordance with Town and Country Planning Act 1990
  • Advise on non resident tax status and HMRC (If relevant)
  • Prepare an Assured shorthold tenancy agreement
  • Prepare inventory
  • Register deposit with Custodial based scheme
  • Advise all relevant utility providers of changes
  • Collect and remit initial months rent received
  • Provide tenant with method of payment
  • Deduct any pre tenancy invoices
